Running Low on New Home Inventory in Vista
There are currently only 3 actively selling new homes communities in Vista, CA. With the recent sellout of Hayden Ranch and two other communities nearing completion, it seems like Vista might have a slowing of new home activity for a short time.
Coming very soon will be a new opportunity with 31 new homes in Vista, CA. One of the San Diego areas major home builders, is planning to build new single-family homes on an 11.4-acre site not far from Melrose and the San Diego County Complex. Homes will range in size from 2,700 to 3,500 square feet on lots ranging from approximately one-quarter to one-third acre. Read my latest post HERE.
Serra, which is almost sold out, offers smaller homes from 1,757 to 2,022 square feet from the $490,000s. The model homes at Serra are also now selling.
Quintessa is actively selling in a quiet new neighborhood with a country setting offering single story homes on large lots from the low $800,000s. No Mello Roos at Quintessa! Homes range in size from 3,304 to 4,013 square feet.
Laurel Pointe is also nearing it’s completion as only a few homes remain and model homes are now selling.
After a review of the upcoming new home communities in Vista that are either close to Vista Planning Department approval or already approved it appears that within the next 12 month we could see a flurry of activity for new condominiums, townhomes and single-family homes.

Vista Real Estate Market
New construction home prices in Vista are as high as ever. Just like most of the North County San Diego area there is a shortage of existing homes for sale in Vista which is currently at the lowest level of active listings for the past 10 years. Sales prices for existing homes is closing in on the all-time highs reached in 2006. The median home price for all property types as of April 2017 was $460,000. The result of the current market is homes are selling fast with median times on market of about 20 days in April 2017.
