  • Check applicable zoning and building restrictions
  • Disclose all known facts about properties I show you
  • Collect pertinent data on values, taxes, utility costs, etc.
  • Point out strengths and weaknesses of all properties you choose to view
  • Explain forms, contracts, escrow and settlement procedures
  • Discuss loan qualification and processing
  • Provide a list of lenders that have performed in the San Diego area

Commitment to save you time:

  • Use the best technologies to handle all paperwork that needs review and approval
  • Provide ready access to all listed properties
  • Assist you as needed on all unlisted or For Sale By Owner (FSBO) properties
  • Help you select for viewing only those homes that fit your needs
  • Show you homes only in the price range most suited to your finances
  • Provide you a list of qualified home inspectors or other service providers
  • Arrange for necessary property inspections with the service providers you select

Commitment to help you find the best value:

  • Prepare studies of property values in chosen areas
  • Perform a market analysis on chosen properties
  • Discuss financing alternatives
  • See that you get a complete estimate of all costs involved including closing costs
  • Advise on any offers that may exist on properties you are interested in
  • Write and present your purchase agreement to the seller. I go over the entire purchase agreement with you in detail.
  • Negotiate on your behalf

Commitment to your purchase:

  • Keep your personal information confidential at all times
  • Stay in touch with you from the day you start your search until the day you move in
  • Communicate promptly with you through your desired method and technology
  • Coordinate all aspects of the sale and closing
  • See that you are informed of the closing process and time frame
  • Provide a checklist for taking possession of the property. Including utility hookups
  • Assist you with finding vendors for your move and after
  • Present you with a completed package of all forms and disclosures after the transaction is complete
  • Be reimbursed with a commission only when we successfully close a transaction (unless other terms such as an hourly rate, have been agreed upon).
