Is a Ranch Style Home Right for You?
If you are considering buying ranch style homes, It really comes down to personal taste and your needs whether a ranch style or two story home is right for you. Here are some thoughts you should consider when looking for a new home in North County San Diego
Health, Safety & Convenience. Many ranch style home buyers prefer living in a ranch style because of the lack of stairs. Stairs Can Be Dangerous, Cumbersome or Inconvenient where a ranch style home makes every area of the home more accessible for the entire family and those with special needs. Aging buyers no longer have to worry about whether they will be able to walk safely up and down the stairs. There is also less worry about children navigating the stairs and laundry will not have to be carried between floor.
Lot Size. Usually a ranch style home takes up more area on your lot which could limit the size of your yard. Older homes built in San Diego and North County may have been constructed on larger lots. New construction homes are being built on smaller lots thus limiting the amount of usable space in the yard.
Square Footage Limitation. Because of the smaller lot sizes here in the San Diego area, ranch style homes may be limited to the interior square footage.
New Construction Homes. In many cases new homes being constructed in the North County San Diego area are two story homes. In some communities, the builders are required by the local planning departments to provide a certain number or percentage of ranch style homes. The amount of ranch style homes may be limited so the demand has been high for the 1 story homes. You may also pay more on a per square foot basis as the foundations and roofs are larger, increasing the construction costs of the home. In the past few years there have been waiting lists for upcoming ranch style homes new home communities.
Sound Transmission. One advantage of a ranch style home is the reduced sound transmission between floors. In a ranch style home there may be greater separation between living areas and bedrooms. Some new ranch style floor plans keep master bedrooms separated from secondary bedrooms and guest bedrooms. There will be less vibration from heavy walkers, garage doors opening and closing or loud sound systems transmitting between the wood framed structures.
In the North County area where many retirees are relocating, ranch style homes may hold a greater value and be easier to sell as the trend for more retirees moving to the area continues and our aging population grows. You will find that most active adult or 55+ communities consist of ranch style homes for the many reasons mentioned here.
