8 San Marcos New Home Communities Coming Soon
San Marcos has been very active for new home sales in the past few months with several communities selling out and only one community that opened for sale. But don’t stress. There will be a few opportunities coming very soon in San Marcos including San Elijo Hills and Rancho Tesoro.
The new master planned community of Rancho Tesoro, which will feature 4 new home neighborhoods, will provide new construction homes at realistic prices currently unseen in San Marcos. With 346 new homes in the pipeline, Rancho Tesoro will offer 2-story single family homes with anticipated prices from the $600,000s to the $900,000s. Three of the neighborhoods will be gated and all will have access to new parks and access to the many hiking trails nearby. Cal Atlantic is building 19 2-story single family homes just north of the 78 off Twin Oaks Rd. Construction has started and although there are no models available, I can show you the homes they are building at another location. Montessa is anticipating pricing from the mid $700,000s for homes ranging from 2,801 to 3,521 square feet with 5 bedrooms and 3 car garages. Lower HOAs and low Mello Roos may make these an attractive new home purchase.
Lennar is planning to build on the remaining lots at the top of San Elijo Hills in a gated community where many homes will have breathtaking views of the hills and the Ocean. Homes will range from 4,471 to 4,987 square feet with up to 5 bedrooms and 5.5 bathrooms. Anticipated pricing is from the low $1,000,000s.
There are still some fantastic homesites available at The Summit at San Elijo Hills. Many with ocean views and priced from the $1,100,000s. The Summit is a gated community with homes ranging from 3,070 to 4,670 square feet including up to 7 bedrooms.
For those that want the “top of the line” in San Marcos luxury, The Estates at San Elijo Hills is the answer, with homes from 4,581 to 6,322 square feet and up to 7 bedrooms. These estate homes offer ocean views in a gated community.
Other new home communities planned are small infill projects. Borden Glen in northeast San Marcos will feature 22 single family homes and Thornbush will be building homes near Oleander Ave and Poinsettia Ave.
For the entry level buyer or investor, there are good opportunities to purchase at Mission Villas and Terraces. These 3-story townhomes are priced starting in the mid $400,000s.
