3 New Home Communities in Encinitas Now Selling and More on the Way
Encinitas is seeing a surge in new home construction this spring with 3 new home communities that are now selling and four more that will come to market this year.
Fiore by Lennar, recently opened for sale their 28 new single family home community located near the coast in the Leucadia area. These new homes in Encinitas offer 4 to 5 bedrooms ranging from 3,249 to 5,169 square feet. Pricing has been released and homes are offered for sale from $1,200,000s to the $1,500,000s and have a low Mello Roos of Approximately $1,100 per year. How does this compare to prices of existing homes in the area? The Plan 2, which is a 4,351 sf 5 bedroom home is selling for $1,445,900 or $332/sf. Existing homes in the area between Coast Highway and the 5 are selling for $486/sf at an average price of $1,591,333 and average size of 3,290 sf. If you factor in $100,000 in upgrades, which is not necessarily required and another $50,000 for landscaping you are still only looking at approximately $366/sf. The homesites may be a bit smaller, however, you’ll have much control of finishing the home the way you want and take advantage of more updated floor plans and more energy efficient homes.
When buying a new construction home you should always have an evaluation of all market conditions and pricing in the immediate area. The Cabanas at Coral Cove in the Leucadia area is open for sale and offers townhomes near the Coast Highway. These 2 and 3 bedroom townhomes range from 1,276 to 1,575 square feet and range in price from $572,000 to $652,000. A great location if you want easy access to the beaches, downtown Encinitas and the 5. The Cabanas at Coral Cove is being built by Shea Homes.
Also selling are the final homes at Seaside Ridge in Leucadia by Brookfield Homes. As of today they have three Plan 3 homes available including one of the model homes. Prices for the remaining homes are between approximately $1,300,000 and $1,400,000.
More new homes will be opening soon at Beach House at Coral Cove by Shea Homes. Slated to open May 31st, Beach House at Coral Cove will consist of 39 detached, 3 to 5 bedroom single family homes from 2,520 to 3,041 square feet. Still no word on pricing or the exact date for their models to open although construction of the models have been moving quickly. Located just east of the Coast Highway this location provides the convenience of a beach town living, close to the beaches and easy access to the 5.
1 Channel Island, the new single family home community in Encinitas looks like most of the site work has been completed. According to the Shea Homes website they anticipate opening for sale this fall. 1 Channel Island will feature 69 single family homes with 3 to 6 bedrooms from 1,955 to 4,052 square feet. Floor plans and price ranges are not available at this time.
Mainhouse by City Ventures will be building 12 semi-custom private residences located at Santa Fe Road and Lake. Homes will be up to 5,021 square feet, 5 bedroom and 4 ½ bathrooms. No pricing or floor plans available at this time. You can read all the details on their website Here
