Dwindling Supply and Choices of New Homes in Carlsbad
It’s been a busy start to the year in Carlsbad for new home sales activity. With the recent closeout of 4 new home communities, the choices are dwindling. With few single-family homes coming to market, it appears that Roberston Ranch will continue to dominate interest especially for homes under $1,000,000.
There is only one other option for new single family homes at Lanai with a few homes left in the low to mid $1,000,000s. Condos and townhomes are available at Summerhouse (from the $1,500,000s) and at Agave at The Preserve with prices starting in the low $500,000s.
There has been construction activity at The Preserve on their single-family home models. An announcement has not been made regarding timing and anticipated pricing. It looks like they are a few months away from opening.

In downtown Carlsbad there are a few infill townhome communities that will be coming to market soon.

Prices for new construction homes in Carlsbad have reached the highest levels, exceeding the prices during the boom 10 years ago.
